We secure long-term fixed-rate debt with flexible prepayment terms, and have maintained a conservative debt structure throughout our history. Additionally, we focus on buying properties below the replacement cost.

Experience, and a reputation for doing what we say we are going to do, often makes us the buyer of choice, even if we are not the highest bidder.
