Prime IV Hydration & Wellness Chooses Park Plaza For Second Location In Greater Baltimore Area

BALTIMORE, MD (March 18, 2025) – Prime IV Hydration & Wellness has selected Park Plaza in Severna Park as the site for the intravenous therapy center’s second location in the greater Baltimore metropolitan area, joining the group’s existing site in Annapolis. Local franchise owners Pegah and Christopher Scotti signed a lease with Continental Realty Corporation (CRC) for 1,737 square feet of space and intend to open this summer at the shopping center located at 550 Ritchie Highway. Dominique Threatt of CRC represented the landlord, and Rosso Commercial Real Estate Services represented the tenant in this transaction. The owners plan to open locations soon in Towson and Owings Mills.

IV hydration therapy is a low-risk, minimally invasive procedure that is administered by licensed medical staff in a spa environment. The treatment delivers fluids mixed with vitamins, minerals, and antioxidants directly into the blood stream, bypassing the digestive system. This process enables the body to fully absorb the nutrients necessary for clients to live, feel, and perform better. Benefits include detoxifying the body, regulating sleep, aiding to fight exhaustion and fatigue, slowing the visual effects of aging, easing symptoms of dehydration, and soothing muscle aches.

Anchored by Planet Fitness and Five Below, it features 55 tenants, including restaurants, medical offices, professional services, financial services, sports and fitness retailers. MOM’s Organic Market is expected to open within a 12,000 square foot space at the shopping center in Q4 2025.

More than 52,000 vehicles pass Park Plaza daily via Ritchie Highway. The Prime IV Hydration & Wellness lease elevates occupancy of the center to approximately 95 percent.
