BALTIMORE, MD (March 20, 2025) – Bout Boxing, a total workout regime which simulates an actual boxer’s training regime, is joining the tenant mix at Central Island Square, a mixed-use project serving the 4,000-acre master planned community of Daniel Island, South Carolina. Following the opening of two locations in the New York City area, the brother and sister duo Alek and Nell Kucich are teaming with Marc Nuccitelli for their first expansion site in the greater Charleston region, with plans to establish additional sites in the future. The group signed a lease with Continental Realty Corporation (CRC) for 2,047 square feet of space and intend to open at the center located on 50 Central Island Street this spring. CRC’s Commercial Leasing Manager, Melissa Sweeney and CRE Brokerage of SC, LLC’s Lindsey Halter represented the landlord.

Bout Boxing presents itself as a boutique boxing and fitness studio offering a dynamic mix of physical conditioning, core exercises, agility training, footwork, drills, and strength development. Bout Boxing utilizes a workout regime that simulates an actual boxer’s training with a varied class schedule which addresses all levels and ages.

“Our routines and programs can train you to be a professional boxer, or you can visit us to get in amazing shape or just blow off some steam,” Marc Nuccitelli explained. “Boxing is the perfect cross-training workout because of its high intensity and is useful for young people looking to improve their performance on the playing field, or senior citizens interested in maintaining strength and agility.

Class options include Bout Classic which features 12 rounds of boxing, conditioning, and movement; a skills/technique regime focusing on punches, footwork and fighting skills; and Bout Strength which emphasizes strength, speed, and weight training. Most classes are approximately 45 minutes in length.

“We provide an amazing workout and trainers will never yell at or belittle you,” Nuccitelli added. “There are never more than 20 participants in any class and, in many instances, we separate people from the group to work on individual skills including the use of a speed bag. Everything is geared to help participants build skills, confidence, and endurance.”

According to Charleston local Partner, General Manager, and Marketing Director Rachael Baxter, the Charleston area was selected as the first expansion because the New York-based owners travel to the area frequently for vacation. “This is a super-athletic community and, based on the great weather, people strive to look and feel their best all year long,” she said. “The sport of tennis is extremely popular and boxing is the perfect cross-training exercise to improve a person’s game. The nearby Credit One Stadium is a major amenity,” she added, “because the venue consistently draws large crowds which drive by Central Island Square.”

Nuccitelli said that the tenant fit-out has an “industrial-style appearance” with the 20-foot ceilings providing the perfect visual appeal and large volume space that emits a high-end fitness center environment. “We feel as if the end-cap space, with its outstanding roadside visibility, was just waiting for us to lease.”

A boxing workout is considered a great way to relieve stress because participants are constantly hitting something and it cannot hit back. In addition, clinical studies and research have proven the improvements received by people dealing with Parkinson’s disease when performing regular boxing workouts.

Bout Boxing

“The owners of Bout Boxing are bringing a highly tested and proven formula to Central Square Island and we believe its unique characteristics will immediately be embraced by the community because it offers so many positive health benefits,” stated CRC’s Kristina O’Keefe, Vice President, Commercial Division. “The concept complements our existing tenant mix, addresses a need in the greater Charleston area and its category differentiation is indicative of the type of tenant which brings strong value to the local community.”

Existing tenants contained within the retail portion of Central Island Square include Buck’s Deli, Par Paradise, Gloss, iCryo, Tacos & Tequila, NY Butcher Shoppe, a pet boutique and assorted other uses.

Nearly 20,000 people live within a three-mile radius from Central Island Square with a medium household income exceeding $117,000. Over the past ten years, population has grown by nearly 60%. The center is positioned 8 miles from Charleston International Airport, 14 miles from Isle of Palms and 15 miles from downtown Charleston. The Atlantic Ocean beaches can be accessed in approximately 20 minutes.

Headquartered in Baltimore, Maryland and founded in 1960, Continental Realty Corporation is a full-service commercial real estate and investment company focused on acquiring and operating retail and multifamily properties. The privately held firm owns and manages a diversified portfolio of retail centers consisting of over eight million square feet of commercial space and more than 10,000 apartment homes across 13 states, with a portfolio value exceeding $4 billion.
